The figures here are published national ranges from cost guides. They aren't quotes. Use them to plan, then ask restoration companies near you to look at the damage and price it.

The cost guides price smoke odor and residue on their own by the room, and fire and smoke restoration by the size of the home. Bigger losses, with structural repairs, cost more than the typical whole-home range.
Before anyone goes in
Check with the fire department that the home is safe to enter, and don't reconnect the gas, power or water yourself.4
Prices we don't give
- Cleaning and packing out belongings. None of the cost guides we read gives a clear range for it, so we don't give one.
- Averages that disagree. One publisher's page gives two different national averages, and another's average is about twice everyone else's. We use the ranges, not those averages.
- Insurance claim averages. They include rebuilding, so they aren't restoration prices.
What to ask before work starts
- Whether the price covers walls, ceilings and belongings, or only the structure.
- How the company will treat smoke odor, and how it'll check the smell is gone.
- What isn't included, such as rebuilding, and whether that's a separate estimate.
- Whether the company works with insurers, if you've started a claim.
